Austin Areas

Below is a brief description of most of the MLS areas in the Austin metro area. There are so many great communities in and around Austin that a complete description of each one individually would be impossible! If you are not from Austin, the community names will not mean a lot to you, but if you do a property search by price or by code (8E, RR, RN, 10S, LS, etc.), you will recognize several of these. NORTH AUSTIN

AREAS: N, NW, 1A, 1N, 2, 2N - Great Hills, Northwest Hills, Cat Mountains, Jester Estates, Balcones.
This is where a lot of the job growth is. The area is newer and more suburban. It is either bordered by or has running through it several major roadways - Hwy. 183, Mopac (Loop 1), Parmer Lane, Hwy. 620, and Interstate 35, making it easily accessible. Several communities have homes with views, and 3 have golf courses.

northwest austin

AREAS: RN - Steiner Ranch, Riverplace, Canyon Creek, and Twin Creeks.
These four communities dominate the RN area and are some of the finest and fastest growing in Austin. Golf courses, good schools, hill country and lake views, and some of the best New Home Builders are some of the reasons why.

Central Austin

AREAS: 1B, 4, UT - Tarrytown, Hyde Park, SoCo, Downtown Condos/Lofts, Travis Heights
The oldest and newest - old Austin with 75-100 year old homes, and the latest phenomenon to hit Austin, "downtown living", both selling for between $150/sf - $300/sf. Investors love this area and continue to purchase the smaller homes around the University of Austin campus for rental properties.

South/Southwest Austin

AREAS: S, SW, 10, 6, 7 - Circle C, Travis Country, Western Oaks, Shady Hollow, Onion Creek
More suburban and a little older than most of North Austin, but in most cases not quite as crowded or expensive. Some of the better Austin ISD schools serve this district.

West Austin

AREAS: 8E, 8W, W - Westlake, Barton Creek, Seven Oaks, Senna Hills
Westlake is home to one of the best school districts (Eanes) in the state; predominately more expensive custom homes, especially in the much-acclaimed Barton Creek with it's beautiful country club and prestigious golf course sections. Larger, wooded lots and rolling hills are found in several of these subdivisions.

LAKE TRAVIS

AREAS: LS, LN - Lakeway, Spanish Oaks, Falconhead, Flintrock Falls, Rough Hollow
This area around Lake Travis has become the "place to be" for the lifestyle Austin has come to be known for! Spectacular lake views, incredible hill country scenery, and easy access to boating, the new mall, and downtown Austin only minutes away make this area/home the most sought after in the Austin metro area! Arguably some of the nicest (and most expensive!) custom homes with Tuscan, Mediterranean, and Contemporary designs are the norm.

Metro Cities

AREAS: RR, PF, CL, GT, HU
These "suburb" cities comprise the bulk of the growth in the Austin metro area, and because of this rapid growth, you generally can find a little more square footage, newer homes, and lesser prices here. Round Rock, Plugerville, Cedar Park/Leander, Georgetown, and Hutto are a few of these areas
